Finger Lakes ADU research services are provided by Justin Honeck. These terms describe the optional paid services; the free checker, guides and printable project planner remain available without a purchase. Our general website terms and privacy notice also explain the information and privacy limits.

What each service includes

Sourced research report · $29

Keep the findings, source links and open questions together in a downloadable report.

  • The sourced findings from your completed checker research
  • Municipal rules, possible options and unresolved checks
  • Source links and research dates
  • A private report you can download and print

Automatically organized from the research already completed. No additional investigation or human review is included. It is not a permit, survey, legal opinion or guarantee of buildability.

One-question review · $95

Have Justin examine one specific ADU question and send a sourced written response.

  • One agreed question for one property or municipality
  • Human review of the relevant available public sources
  • A written response with sources and any remaining uncertainty
  • One factual-correction round within the agreed scope

No call, site visit, complete title search, legal opinion, drawings or permit application. New questions and additional properties need a separate scope.

Research & next-steps brief · $350

A human-reviewed research brief and a conversation about the next steps for your ADU idea.

  • A sourced written brief reviewed by Justin
  • Known requirements, unresolved questions and documents to gather
  • A practical next-step plan
  • A 30-minute review call and one factual-correction round

No site visit, survey, design drawings, engineering, construction estimate, permit application or official approval. This does not reserve a builder or require you to build with us.

Prices are one-time amounts in U.S. dollars. This is not a subscription. A different property, added question or broader investigation needs a separately agreed scope and price; it is not added automatically.

Review the scope before paying

The $29 report is an automatically organized copy of useful, sourced checker findings already available to you. You can review the included findings before checkout. The purchase does not start another investigation, update the sources or add human review. Unresolved checks remain unresolved in the saved report.

For the $95 one-question review or $350 research brief, first send a request describing the question and property or area. Justin checks the fit, available records and capacity, then confirms a written scope and delivery date. A request can be declined or revised before payment. Sending it does not authorize a charge or reserve a date.

Checkout asks you to accept the exact written scope, one-time price and, for human work, delivery date shown on your private order page. Please review those details. If the scope changes before payment, review the new version before proceeding. Do not pay if the location or agreed question is wrong.

Payment and delivery

Online payments use Stripe’s hosted checkout. We do not collect your card number or security code on this website. An order is paid only after the payment provider confirms it; reaching the return page alone does not confirm payment. If confirmation is delayed, reopen the same order or contact us before placing another order.

The automated report becomes available to download after payment is confirmed. Human research follows the delivery date agreed for that order. The $350 brief includes a 30-minute review call arranged with Justin. No general delivery time is promised before a human-service request is accepted. If access to records or a change in scope affects delivery, we will discuss a revised plan with you.

Keep your private order access code or requested access link. Anyone with it can view the request and report. Saving or requesting an access link does not enroll you in marketing. Downloads are copies under your control; keep a copy somewhere safe.

A dated research result, not an approval

A report is a snapshot of the sources checked on its stated research dates. A download or payment date is not a new ordinance review. Codes, amendments, boundaries and available records can change. A municipality overview does not establish the rules for a specific lot; property research can also leave jurisdiction, zoning, HOA, title or site questions unresolved.

Human review means Justin examines the agreed question and available sources. It does not guarantee that every record is available or that the answer will support your proposed project. We explain material gaps rather than treating missing documents as permission. Confirm current requirements with the responsible authorities and qualified professionals before design, construction, a property purchase or a permit application.

None of these services is a permit, legal opinion, title search, survey, architectural or engineering design, construction quote or guarantee of buildability. Paying for research does not reserve a builder or require you to build with Finger Lakes ADU.

Corrections, delivery problems and refund requests

If something is wrong, missing or inaccessible, email hello@fingerlakesadu.com or call (281) 235-5708. Include your order reference and a short description of the issue. Do not send a card number or your private access code.

The human services include one factual-correction round within the agreed scope. Send the passage in question and any supporting source you have. New questions, a different property or changes to your proposed project may require a new scope. You can also report an error in an automated report; purchasing it does not include a fresh investigation or human research upgrade.

For a duplicate charge, failed delivery, cancellation request or concern that the work does not match the agreed scope, contact us so we can review the order. We will explain whether access restoration, a correction, a revised delivery plan or a refund is appropriate. Contact us before human work begins if you want to cancel; completed work and the agreed scope affect the resolution. A refund request is not an automatic refund, and payment-provider processing can take additional time.

Questions before ordering

Email the team if you are unsure which service fits. A useful first step may be to continue with the free checker or speak directly with the planning office. You do not need to buy a report to read your on-screen findings.
